Three seconds.

1. Guests under 18 may not stay without an adult.
2. Check-in is 15:00–18:00, and check-out is 10:00.
3. The maximum occupancy is 6 people.
4. Everything in the house is yours to use. Please return each item to where you found it.
5. No outdoor shoes inside. Please take them off at the entrance.
6. The rooms are non-smoking, including e-cigarettes, because smoke sets off the fire alarm. Smoking under the kitchen extractor fan is not permitted either. Smoking is allowed outside, in the designated spot. Smoking anywhere else may result in a charge for cleaning.
7. Incense, mosquito coils, and other strongly scented items may not be used indoors.
8. Towels, tableware, and appliances may not be taken from the house.
9. Parts of the property can be dangerous for small children. We cannot accept liability for any accident or trouble on the premises.
10. If the building or its facilities are damaged during your stay, we will charge the actual cost of the repair.
11. Only the guests named on the booking may enter the house, even for the day. Please tell us before check-in if your numbers change. If we find that someone not on the booking has entered without notice, we will charge an additional amount equal to the accommodation fee already paid.
12. On stays of more than one night, we do not change the sheets or clean the house.
13. The house stands in a rural spot, and there are a lot of insects. We provide insect repellent, but we cannot accept liability for insect bites.
14. Quiet hours are 22:00–7:00. Sound carries to the houses nearby, so please avoid loud music and loud conversation.
15. Please finish fireworks by 22:00, as they cause trouble with the neighbors. Handheld sparklers are fine, but not indoors. If anything is damaged, we will charge the actual cost of the repair.
16. We cannot accept liability for any dispute with the neighbors.
17. If a neighbor complains or contacts the authorities, we may ask you to leave.
18. Items left behind will be disposed of unless you contact us by the day after check-out.

You can also cancel free of charge within 48 hours of booking, for bookings made 16 or more days before arrival. If you entered the wrong dates, just write to us.

A no-show is also charged at 100%. We deduct the charge from what you have already paid, and if a refund is due, we will process it to the card on file.

We send a notice to your registered email address as the free cancellation deadline approaches, and again before the 100% charge begins.
